Who We Are

John founded Clear View Building Services in 2001 under the principles of loyalty, dedication and customer satisfaction. He has skillfully used his experiences and years in the industry to fulfill clients’ needs while establishing a reputation as a thorough service provider. As President, John helps to guide, supervise and direct all operations while overseeing Clear View Building Services and making certain all client needs are met on a daily basis. Under John’s leadership, Clear View has grown from a single service provider into a diverse, well rounded and successful company focusing on delivering excellence in all aspects of the Building Maintenance Industry.

In 2006, Eric joined the Clear View Building Services team. He is responsible for overseeing the general contracting division of the company. He puts together budgets and proposals for new projects, maintains relationships with current clients, and networks to find new opportunities for the business. With over 15 years of experience in the industry, Eric is committed to working side by side with clients and seeing that all goes as smooth as possible with none or limited changes; a value add when it comes to cost saving and unexpected incidentals that commonly arise on the jobsite.

Jose oversees Janitorial Division throughout the NY/NJ portfolio. Jose has over 30 years of industry experiences having previously worked for ISS, Arcade, ABM and TMC.

As Senior Project Manager at Clear View Building Services, Anthony is responsible for operational aspects of multiple assigned projects, properties and accounts. He works with clients on all maintenance items including renovation and capital project implementation and is responsible for creating and executing project work plans. With over 15-years of experience in the industry, Anthony is committed to providing our clients with the trust needed to fulfill their project needs. He is a firm believer in project organization from start to finish and lives by that goal daily. He has Professional Certificates in Construction Project Management and Construction Cost Estimating from Pace University. Anthony graduated from Briarcliffe Collage with his B.A. in Business Management and currently resides in Wantagh NY.

As Operations Manager, John works with clients, sub-contractors, and employees to help facilitate the company’s daily activities. He is responsible for scheduling and coordinating multiple jobs each day, meeting with current clients, and arranging appointments with prospective customers. John manages Clear View’s field service teams, which includes management of the company’s fleet, providing clients with extensive communication on scheduled and urgent service requests. He enjoys helping to grow and evolve the company, constantly looking at new technology and tools. He has researched and implemented different platforms to help ensure CVBS is operating as efficiently as possible and providing an unmatched service experience.

Maria is the Office Manager for Clear View Building Services. Maria brings over 40 years of administrative experience in office management, Human Resources and Accounting. She assists in the development and implementation of office, HR and company policies, as well as managing and oversees the accounts payable, receivable and monthly billing.

As Project Manager, Joe provides overall management and oversight on construction projects, commercial maintenance, and building services. He supports the execution of assigned projects, work order oversight and supervision, provides support to facility planning and coordination to ensure all project objectives are accomplished and goals are achieved. Joe recently graduated from Hofstra University with his MBA in Business Administration, which allowed him to develop a broad understanding of business organizations and all key business areas, including but not limited to finance, marketing, operations, data and more.

Fran is a New York City and New Jersey Customer Service Representative for Clear View Building Services. Fran works directly with facility managers and property managers to help provide maintenance and janitorial services to our clients. She manages all data entries, client accounts and work orders for Clear View. Fran also prepares proposals and work order updates in client portals.

At Clear View Building Services, Michelle is responsible for accounts payable, receivables, and collections, as well as operational staff Human Resources. She works closely with subcontractors and vendors to process timely payments, manages regular client contact for consistent receivables, and maintains and updates current insurances for all clients and vendors alike. She oversees HR responsibilities and implementation for the over 100 part-time employees and is a main point of contact once employees are hired. Michelle has over 30 years of customer service, bookkeeping and office administration experience and is a New York State Notary Public. She has received her Professional Certificate from SHRM  at St Joseph’s College and is an active member of SHRM and SHRMLI.

Eric Lange is an Account Manager at Clear View Building Services, having joined the company in 2023. In this role, Eric is responsible for handling a wide range of maintenance requests, including emergency service requests, and ensuring efficient and effective processing of work orders. With a strong ability to manage a high volume of tasks, Eric ensures that all client needs are addressed promptly and to the highest standards, maintaining strong relationships and delivering exceptional service.

Key Responsibilities:

• Serve as the primary point of contact for clients regarding all maintenance-related requests, ensuring that their needs are met quickly and efficiently.
• Manage both routine and emergency maintenance requests, prioritizing tasks based on urgency and client needs.
• Process a high volume of work orders, ensuring accuracy, timely completion, and proper documentation of each task.
• Coordinate with internal teams, technicians, and subcontractors to schedule, assign, and track maintenance tasks, ensuring optimal resource allocation and timely execution.
• Communicate clearly and effectively with clients, providing updates on the status of their requests and addressing any concerns or issues.
• Maintain detailed records of all work orders, ensuring they are properly logged, tracked, and completed within the required timeframe.
• Monitor service level agreements (SLAs) to ensure that all work is performed in accordance with company policies and client expectations.
• Collaborate with the maintenance team to improve processes, identify areas for improvement, and enhance overall service delivery.
• Address and resolve any customer complaints or service issues, ensuring client satisfaction and fostering long-term relationships.
• Assist with billing and invoicing processes by ensuring that work orders are documented accurately and charges are aligned with client agreements.
• Support the operations team with administrative tasks related to project management, scheduling, and reporting as needed.

As a Project Coordinator at Clear View Building Services, Paola is responsible for preparing project proposals/bids and budgets for commercial projects. She also solicits new subcontractors and communicates project status to everyone involved. In addition to her years of experience estimating for commercial projects, Paola also has a background in project oversight.

Sheila manages vendor compliance and payment processes, ensuring that all vendors meet the company’s insurance requirements, including general liability and workers' compensation. She verifies and tracks vendor insurance documents, monitors policy renewals, and conducts compliance audits. In addition, Sheila oversees the processing of vendor invoices, ensuring timely and accurate payments while resolving any discrepancies. She works closely with procurement and legal teams to ensure that vendor contracts align with compliance and payment terms and regularly prepares reports on vendor compliance and payment status.

Timmy is an Assistant Project Manager in our Construction Division, where he plays a key role in guiding projects from start to finish. With a strong background in architecture, he brings both technical knowledge and a sharp eye for detail to every job.

His responsibilities include overseeing the full construction process—preparing bids, coordinating during pre-construction, managing active projects, and ensuring a smooth close-out. Timmy works closely with our customers and subcontractors, keeping communication clear and consistent while making sure projects remain on schedule and within scope.

He also leverages our project management software to track progress, budgets, and deadlines, helping streamline the construction process and ensure accountability at every stage. By combining architectural expertise with hands-on project management, Timmy has quickly become an important part of our construction team and a reliable point of contact for clients and partners.

Carlos joined the Clear View team as a Project Supervisor in August of 2021. Carlos brings years of experience in the construction industry with responsibilities of trade coordination, quality control, safety and the observation and enforcement local codes & governmental requirements to the job sites. He is certified in New York State to create Construction Documents and Architectural design. Carlos is a strong team player and has proven to be an experience individual in both Construction Supervision and Architectural Designing, including knowledge of Photoshop, Microsoft Word and Excel, 3D design Drawing and Rendering.  Carlos is a great value add to the CVBS team and we are looking forward to the success of more than one large scale projects and designs.

As an Area Manager, Manny has been with CVBS since day one 20 years ago. Manny was the first employee of the company and the cornerstone of the janitorial staff. With over 38 years of experience in the industry, working for such companies as ABM and International. Manny handles all operations for his assigned buildings, in which he can handle any job and is always willing to go the extra mile for his clients.

Willie Perez serves as the Area Manager for the Long Island territory, overseeing day-to-day operations for the commercial cleaning services provided in the region. He is responsible for managing client relationships, ensuring the delivery of high-quality cleaning services, and maintaining operational efficiency across multiple sites. Willie coordinates with cleaning staff, manages scheduling and staffing needs, and ensures that all services are completed according to client expectations and company standards. He also monitors performance, addresses any issues or concerns that arise, and ensures compliance with safety protocols and industry regulations. Additionally, Willie works closely with the sales and operations teams to drive business growth, improve customer satisfaction, and enhance the overall service delivery in the Long Island area.
